The Ultimate Guide to Home Remodeling: Ideas, Costs, and Finding the Right Contractor

Introduction

Welcome to the ultimate guide to home remodeling. Whether you’re planning a small renovation or a major overhaul, this comprehensive guide will walk you through the entire process, from defining your remodeling goals to finding the right contractor to bring your vision to life. Home remodeling can be an exciting journey, but it also requires careful planning, budgeting, and decision-making. By the end of this guide, you’ll be well-equipped to embark on your remodeling project with confidence.

Section 1: Planning Your Home Remodel

Defining Your Goals

Before you start knocking down walls or picking out paint colors, it’s crucial to define your remodeling goals. Take the time to:

  • Identify specific areas of your home that require attention. Is it the kitchen? A bathroom? Maybe it’s a whole home. Once you have your space or spaces picked out, prioritize the spaces in case your to-do list out-paces your budget.
  • Determine your primary objectives, whether it’s increasing space, enhancing functionality, or improving aesthetics. Being clear about what your ultimate goal is will help your designer and contractor guide you to the best options for your project.
  • Consider your long-term plans for the property. If you’re not planning on staying in the home for a considerable amount of time, it may not make sense to make the investment into a large kitchen remodel or an addition, but it might make sense to freshen the space up with some new floors and paint.

Setting a Realistic Budget

One of the most critical aspects of a successful remodel is setting a realistic budget. Many people walk into a remodel project with unrealistic expectations. Supply chain issues and labor shortages during 2020 and 2021 have eased up a bit, but costs are still higher than expected for many homeowners. In fact, Remodeling magazine’s database shows that kitchen remodeling costs are up over 20% from pre-pandemic numbers.

Think about the value that you’re going to receive from your remodel. What does it add to your day to day? What value does it provide when you go to sell your home now or in the future? Remodeling can be a sizeable investment so it’s important that you consider value from all perspectives.

Factors that need to be considered in your budgeting is your choice of materials (countertop materials, types of tile, etc.), layout of your project (moving walls, changing doorways, etc. increase the costs). Keep in mind that we almost always encounter unknowns so keep aside a contingency for these unkowns.

Research and Inspiration

Gathering inspiration is an exciting part of the remodeling process!

You can gather inspiration ideas from a variety of sources including magazines (D Magazine actually has an incredible home edition that is full of wonderful inspiration) and social media platforms like Pinterest and Houzz.

Keeping these ideas organized will help immensely with the remodeling process. You’ll want to keep a folder, a vision board or idea scrapbook to help you refine your vision.

Employing the services of a top-notch interior designer is essential in this process. An interior designer can help you refine your ideas into one singular focus that will help make your space the space of your dreams instead of a hodgepodge of various features and selections that you love, but don’t go together.

Having the services of a good design team coupled with that of a well-organized contractor can make the process more efficient and ultimately lead to a better finished project.

Section 2: Popular Home Remodeling Ideas

Just determing what in your house to remodel can be a big decision, so here are some of the more popular remodeling projects that we help clients take on.

Kitchen Remodeling

The kitchen is often considered the heart of the home and is often a gathering spot for many families. Couple this with the large amount of time that you spend in your kitchen and you can see quickly why this is one of the most popular remodeling projects.

Some things to consider in your kitchen remodel include:

  • The layout of your kitchen. Do you want an open concept kitchen or are you more impressed with galley kitchens with a European flair?
  • Consider custom storage solutions especially in small spaces
  • Where are you going to get the best bang for your buck? Maybe you can splurge on some items while being more budget conscious on other items.

All of these items can be addressed by our professional design team.

Bathroom Remodeling

Bathroom remodels can significantly enhance your home’s comfort and aesthetics. In fact, a master bath can quickly transform from a drab room that is simply used for personal hygiene to a spa-like oasis where you can relax and unwind.

Whether you’re into luxurious bathroom finishes like marble walls and highly customizable shower heads or if you’re more concerned with eco-friendly options or any combination, a well thought out bathroom remodel can make a huge difference in your home.

Our designers and build team can also help you make the most of smaller spaces to give you a powder bath or guest bath that will wow your guests.

Living Spaces and Bedrooms

The living room and bedrooms are spaces where you relax and unwind. It’s important these areas be exactly what you want them to be.

Color and lighting are extremely important in these spaces in order to create a welcoming and relaxing environment. Creating an open and airy feel can help your space welcome you and your guests to sit down and stay a while, while creating a cozy luxurious feel in your bedroom can make your bedroom into the oasis you crave.

Our design team assists you in finding the right colors, lighting, flooring, furniture and personal touches that will make your living spaces a dream environment for you. The best part is that we personalize the whole experience to you and your needs.

Outdoor Spaces

Don’t forget about the outdoor areas of your home! Especially here in Texas we are blessed with 6+ months of weather where we can enjoy the outdoors with family and friends.

Consider upgrading your landscaping or hardscaping of the front of your house to improve the curb appeal and give you a look that you can be proud of.

A more popular option is to create an inviting patio or outdoor kitchen. These projects can be as simple as a covered patio or pergola over an extended patio or as complex as an outdoor kitchen with multiple cooking surfaces, sink and refrigeration. You can consider adding entertainment in the form of outdoor televisions, sound systems or built-in games.

These outdoor living spaces can provide immense enjoyment for you, your family and your friends, but they also provide a real wow factor when you go to sell your home. This can increase the value of your home and help it sell faster because it is set apart from other homes in your area.

There’s absolutely nothing stopping you from dipping your toe into each one of these areas of your home. In fact, we have lots of clients that want us to touch each of these areas and MORE. We can help with whole home remodels all the way from basic refreshes to total down-to-the-stud gut jobs. These transformations can be extremely gratifying. It’s like you got a whole new house!

Section 3: Understanding Remodeling Costs

Types of Costs

What is this going to cost?

That’s often the elephant in the room that makes people cringe to bring up, but the costs associated with a remodel are real, often predictable and shouldn’t be avoided, but addressed head on.

Some of the costs that may be involved in a large remodel project would be design, materials, labor, and cost of project administration. You’re likely familiar with materials and labor but may be less familiar with cost of project adminstration. This cost is related to all the little things that go into planning, coordinating and executing your project. Some of the costs you may see in this category include:

  • Permits and other administrative costs
  • Time and effort spent on things like ordering materials, scheduling crews, supervising operations and performing quality control measures that keep your project on time and on budget.
  • Keeping your job site clean and safe, avoiding delays and hassle.

At Masterpiece Construction, we do not mark up materials, something that we feel separates us from many other contractors. We do not mark them up because we feel that it is unfair to mark up an item that you, as the consumer, could go buy yourself at retail.

Our pricing structure is detailed and transparent. This was very important to us when we started and find that our customers appreciate this facet of our business.

Factors Affecting Costs

Several factors can influence the overall cost of your remodeling project. Some of those factors include, but are not limited to:

  • The size and scope of the project. This one is probably easy enough for you to understand but a kitchen remodel is going to cost much more than a powder room remodel. Likewise, consider the level of detail in the project. For example, replacing countertops, cabinets and backsplash in a kitchen is much less expensive than blowing out walls, changing the layout and then putting in new cabinets, countertops and backsplash in the same kitchen.
  • The quality of materials can vary greatly. The cost of marble countertops is much higher than granite countertops. The cost of porcelain tile in a shower is much higher than the cost of ceramic tile.
  • These costs can still vary from region to region. Fortunately in Dallas-Fort Worth, we see slightly lower labor costs than some other areas of the country and are slightly below the national average.

Section 4: Finding the Right Remodeling Contractor

The Importance of Choosing Wisely

Selecting the right contractor is critical to the success of your remodeling project. In fact, selecting the right contractor can make the experience of remodeling a real pleasure instead of the headache that most people experience when remodeling their home.

Some key areas that will improve your remodel experience will be:

Good Communication. Masterpiece Construction delivers daily reports to let you know what has been done along with pictures and troubleshooting of any issues that have been found along the way. Furthermore, we do weekly walkthroughs with you as the homeowner and our design team in order to make sure that the project is going smoothly and discuss any questions or concerns that you might have.

Detailed Project Proposals. Remodel projects can be complex and often involve an inordinate amount of detail. Your proposal for that project should reflect that. If you’re presented with a proposal that is a single page with little detail and just a number at the bottom of the page, be wary. This can feed into a contractor game that we will discuss in the next section. Make sure details of the project are discussed in the proposal and are directly tied to any expenses incurred.

Effective Management of Labor. In most remodel projects there may be dozens of workers that are on your property and have access to your home. Your remodel contractor is ultimately reponsible for the conduct and quality of work for each of these individuals, so it is vital that you address this while interviewing potential contractors. Some of the ways that Masterpiece Construction works to ensure your comfort and safety, as well as the quality of work, are listed below:

  • Background/Drug Screening of all workers
  • All workers sign a Jobsite Conduct Agreement
  • All workers are held to exacting standards including:
    • Daily Jobsite Cleanup Roster
    • Masterpiece Construction Building Specs
    • Trade-Specific Quality Control Checks

Guarantee of Work Performed. It is important that all work performed on your property carry some level of guarantee. Masterpiece Construction provides a 5-year warranty of all work performed on your property. This should be a standard in the industry, but sadly, is not.

Contractor Games

While we would all hope that people are honest and straight forward, you know that is not always the case. Contractors are notorious for playing what we call “contractor games.” These contractor games are ways of yanking clients around and manipulating them in order to pad profits or shun responsibility.

One of the most prevalent contractor games is the change order game. They provide a vague fixed price estimate, then when items come up that were “not included in the quote,” they hit you with a big upcharge to make the change.

Another game they like to play is to keep you, the homeowner, in the dark. This one is very sneaky as it allows them to do as they please to a large extent. Typically this will lead to projects taking longer than promised, work not being done correctly or up to your expectations and higher costs.

Ultimately, if a price or timeline sound too good to be true… they probably are.

Contractor Red Flags

During interviews with potential contractors, you’ll want to be on the lookout for certain red flags. Here are a few that you should be on the lookout for:

  • Vague or unrealistic timelines. Remodel projects take detailed planning and lots of work.
  • Vague fixed price quotes. While we don’t provide fixed price quotes at Masterpiece Construction, it is a common practice in remodeling. With fixed price quotes, at minimum, there should be a very detailed outline of the work to be performed and who is reponsible for purchasing materials.
  • Quotes delivered on the first meeting. This may sound a little weird, but if a contractor gives you a “firm” price on site the first time they see your project, watch out. This goes back to the contractor games, but even a seasoned contractor cannot provide you with an accurate quote on site for most remodel jobs. Be wary of anyone that does.
